Is it worth it?

Your inspector wrote it all down. The clock is short and it isn't yours. WIT reads the report, ranks the findings, and writes the request.

$29.95 per property analysis. Add Pro for $9/mo to keep working with your house: real choices, real options, to find out if it's Worth It.

How it works

From PDF to negotiation letter, no inspector-speak required.

1

Upload your inspection

Drop in any standard home inspection PDF. 30 pages or 200+, digital or scanned. WIT handles it.

2

See the whole picture

Every issue the inspector flagged, in their exact words, sorted by severity, with photos attached and room to price it. Where your inspector rated a section themselves, we show that rating next to ours.

3

Choose your move

Tag each finding Dealbreaker, Negotiable, I'll Handle, or Monitor. Then generate the letter.

After closing, upgrade to Pro and the house you just bought is the one WIT starts learning. See what Pro unlocks →

Buyer tools

Everything you get with the $29.95 Buyer Edition.

Verbatim inspector text

No paraphrasing. The exact words your inspector wrote, ready to quote in a negotiation.

Their rating beside ours

Plenty of inspectors rate each section themselves. Where yours did, we pull that rating out and show it next to ours, so you can see where we agree and where we don't.

Two totals, not one

Price each finding with real products from the retailers you shop. WIT tracks what you're asking the seller to cover and what you're absorbing, separately.

Inspector photos extracted

Every photo from the original PDF, attached to the finding it supports, so you see what they saw.

Bring your people

Invite up to 5 to read and comment: agent, partner, contractor friend. Their initials show on the findings they touched. You keep control of the letter.

A letter your agent can use

One click turns what you marked into an itemized repair request. PDF, .docx, or markdown. Each item cites its page in the report.

Why WIT Works

From inspection report to finished work.

Four phases, one tool, from the moment the inspection lands in your inbox to the weekend you finally cross the last thing off.

1
Analyze

You just got the inspection back.

Upload it.
Read it like a human.

  • Drop in your PDF
  • WIT parses every finding + photo
  • See it as a checklist — not a 40-page wall of text
  • Invite your spouse, agent, or contractor to weigh in with you
2
Negotiate

Decide what goes in the letter.

Tag it. Draft it.
Send it.

  • Tag each finding: Dealbreaker, Negotiable, I'll Handle, or Monitor
  • WIT drafts a negotiation letter in your voice
  • Export to PDF or .docx, hand to your agent
  • Good-faith framing: names what you'll handle vs. what you're asking
3
Plan

You got the keys. Now what's first?

A sequenced plan,
not a pile.

  • Pick the findings you want to tackle
  • Say how much time you have: an evening, a weekend, a vacation
  • Wet work ahead of finishes, contractor jobs early for lead times
  • Add your own projects, the ones the inspector never saw
4
Fix

One weekend at a time.

Do it, hand it off,
or hire it out.

  • Route suggestions: do it yourself, a handyman, or a contractor
  • DIY guides built around what's already in your garage
  • Contractor Corner and Handyman Corner on every finding
  • Cabin Mode when the supply house is a real drive

Analyze Negotiate Plan Fix

You closed. Now what do you do first?

Generic advice gives generic results. Pro learns the house you bought, plus your tools, your constraints, and everything you pick up along the way.

Who should do this work?

Where WIT can tell from your inspector's wording, it suggests a route: you, a handyman, or a licensed contractor. It's a read, not a ruling, and you can override any of it.

DIY built around what you own

Log your tools and your garage. Guides start from the impact driver you already have instead of handing you a shopping list.

Full visibility into dangerous work

Electrical, gas, structural. We stop and tell you to hire a licensed pro, then show you what that pro is going to do, so you can read the quote and know when the job is finished. You learn the work. You just don't have to be the one doing it.

Options, not one answer

The obvious fix is rarely the only fix. See the alternates before you commit money to one.

Contractor Corner

Walk in knowing what to ask, what a fair scope covers, and what the red flags sound like. Paste in a quote you actually received and get it read back to you in plain language.

Handyman Corner

A clean, copyable scope of work you can send to whoever is swinging the hammer, so nothing gets lost in the handoff.

The Project Planner

Pick the findings you want to tackle and say how much time you have: a Saturday, a long weekend, an evening after work. It hands back a sequenced plan, not a pile. Wet work ahead of finishes. Contractor jobs early, because lead times run the schedule.

Cabin Mode

Not everyone lives near a Home Depot, and that's part of the appeal. Leans hardest on your own shelves, suggests honest substitutes when the right part is a long drive, and groups your supply runs.

Your purchase includes 30 days of full access to your inspection analysis: every finding, decision, sub-task, letter, photo, and product recommendation. That works out to about $1 a day for the most intense stretch of a home purchase.

After day 30, your data is not deleted — reactivate your analysis anytime for $29.95 (same price as your original purchase) to reopen 30 more days of full access: during a renovation, when you want to check what the inspector said about the furnace, when handing the letter to a contractor.

Or upgrade to Pro for $9/month, which rolls continued access plus all the personalization features into one subscription — no per-analysis reactivation charges. Pro is what turns WIT from a one-time buying tool into a homeowner's second brain.

Quick answers

What kinds of inspections work?
Standard residential inspection PDFs, digital or scanned. WIT handles 30 to 200+ pages and reports from most inspectors.
Is my inspection private?
Yes. We store your original PDF for 90 days so you can re-reference it, then permanently delete it. Inspector photos extracted from your PDF stay attached to your findings (we don't lose those when the PDF goes). Your findings, decisions, and notes stay saved to your account for as long as you keep access current — see pricing above for what that takes after the first 30 days.
What if the AI gets something wrong?
The inspector's original text is preserved verbatim, and the original PDF is one click away for your first 90 days (after that we delete the source file, but the extracted findings and photos stay). You can edit, hide, or delete any finding. On Pro, you can add your own Notes and mark them 'Feed to AI' so future guidance on that finding factors in what you've learned. WIT helps you decide. It doesn't decide for you.
Do I have to add my tools and inventory to use Pro?
No. Pro works out of the box. But the more you tell it about what you have, the sharper the guidance gets. Add items as you go. No big upfront setup.
